Buying off-plan, step by step.
Six steps, from reservation to final acceptance. We are with you at every one.
Step 1: Reservation form
A pre-commitment to secure the unit you want.
It lets you reserve a flat for a few days with no immediate obligation. This gives you time to review the technical documents, arrange your financing and prepare for the signing at the notary’s.
Step 2: Sale agreement
Official signing of the sale agreement, in the presence of the notary.
You sign the agreement at the notary’s and pay a 5% deposit.
Step 3: Choice of finishes
You will be invited to a dedicated showroom to choose:
- Parquet or tiles
- The colours of the kitchen units
- Handles, splashbacks and fittings
You are guided throughout this step so that your flat reflects your taste.
Step 4: Notarial deed
Signing of the authentic deed at the notary’s.
This step confirms you as the owner.
Step 5: Provisional acceptance
You visit the property with the developer. Any remarks are noted and corrected.
You receive the post-intervention file (PID), with the plans, materials and useful technical information.
The ten-year liability starts on this date: for 10 years, it covers defects that could compromise the stability or structural watertightness of the building.
Step 6: Final acceptance
Final approval and close of the process.
About a year after provisional acceptance, a final acceptance visit is organised.
It confirms that everything complies and that any defects noted have been fixed, and officially closes the sale.
The Breyne Act: your protection when buying off-plan
In Belgium, the Breyne Act protects buyers of homes that are yet to be built or under construction.
What it guarantees:
- A financial guarantee of completion or refund, including if the developer goes bankrupt
- Staged payments according to the progress of the works (deposit on signing limited to 5%)
- A detailed written contract: description of the property, plans, specifications, price, deadlines
- Acceptance in two stages: provisional, then final
A purchase protected by law and supported through to completion.
